Booking Confirmation: A booking is confirmed upon receipt of the booking confirmation through our reservation system. Different periods may require a deposit and may have different cancellation policies. Please refer to our booking system and especially to our booking confirmation for detailed terms. Travel insurance (your own or the one we offer) is highly suggested. If u chose, not to have one, the active cancellation policy will take effect.
Payment Methods: We accept cash (up to 4.999€), Visa, Mastercard, American Express. Company (Business) credit cards are only accepted if the bill is for the company.
Price and Taxes: The quoted and confirmed price includes the selected accomodation (and/or meals) and Vat. Tourist tax is not included and will be added to the bill. Additional charges may apply for extra services or unforeseen circumstances.
Arrival and Departure
Check-in: Check-in time is 15:00-18.00 on the day of arrival. Self-check in is available afterhours. Please let us know, so that we can send you the necessary instructions.
Check-out: Check-out time is 11:00 on the day of departure.
Late Check-out: Late check-out may be possible upon request and availability, subject to an additional fee.
Access to the Property: The final 1.5 km to the property involves a narrow, winding road. Guests are advised to drive carefully and may need to reverse in certain sections.
Accommodation and Services
Accommodation: Guests will be provided with accomodation as booked.
Cleaning and Linen: Daily light housekeeping service (excluding kitchen area) and linen change every 3 days are included.
Breakfast: A daily gourmet breakfast, chosen the day before from a selection of options, will be delivered to your apartment.
Pool and Outdoor Areas: The infinity pool and outdoor areas are for the exclusive use of guests.
Amenities: Complimentary toiletries from ADA are provided.
Pets: Dogs & cats are allowed but we must be notified at booking and we must confirm it. In case of excessive soiling and/or damages of any kind, charges will be applied. We recommend owner’s liability insurance
Guest Conduct
Respect for Property: Guests are expected to treat the property and its contents with care and respect.
Noise Levels: Please be mindful of noise levels, especially during quiet hours. Jacuzzies (also private ones) and pools will not be operating after 22.00 hours.
Parties and Events: Parties and events are not permitted on the property.
Liability
Guest Liability: Guests are responsible for any damage caused to the property or its contents.
Property Liability: The property owner is not liable for any loss or damage to guests' personal belongings.

Force Majeure
Unforeseen Circumstances: In the event of unforeseen circumstances such as natural disasters, strikes, or government restrictions, the property owner reserves the right to make changes to the booking or cancel it entirely.
Governing Law
Jurisdiction: These terms and conditions are governed by the laws of Italy. Any disputes will be subject to the exclusive jurisdiction of the courts of Bolzano (BZ).
